What is the responsibility of the HOA as it relates to the community?
The HOA maintains community curbside appeal, enforces the Declaration of Covenants, and builds community engagement, trust, and confidence. Together these work to guarantee a thriving community with increased property value.
Do I need HOA approval for modifications to my house?
Yes. In most cases you will need to complete an ACC form before making any exterior modification to your property. Refer to the Declaration of Covenants for details. ACC requests are submitted through the Beacon Management portal.
What constitutes a fine, and what happens if it is not paid?
Any violation of the Declaration of Covenants constitutes a fine. First-time offenders receive a courtesy letter, and a monetary fine follows after that.
Non-payment results in late charges, interest, and a legally binding lien against the property.
Where should my trash can be placed?
Under section 7.12 of the Declaration of Covenants, all trash cans must be concealed from view from neighboring streets and property.
How do I pay my HOA dues?
Dues are $30 per month and can be paid monthly, quarterly, semi-annually, or annually.
You can pay directly through the Beacon Management Services website, or set up bill pay through your own bank.
Dues are vital to the community because they fund the upkeep and maintenance of our shared spaces.
How do I get involved with the HOA?
